Okay, girls let’s talk REAL EASTATE!
As you are all well aware, the real estate market is very inconsistent, yet exciting! Exciting for those that can take advantage of the great deals, for example, foreclosures, short sales, etc… This is a perfect time to buy a home or an investment property.

In my opinion, taking advantage of the FHA (Fannie Mae) program is the way to go, that is IF you can qualify. Ladies, did you know you can get away with buying a house with just 3.5% down of the purchase price! Yes, it’s true–I just closed two properties through this program. Okay, here is what you will need in your arsenal to buy your crib:

* Loan amount can be up to $729,000.

*Full income documents are required: One month of pay stubs from your employer and two years of IRS tax returns and w2 forms to match.
* Full credit check that confirms a minimum FICO score of 620.
* No Bankruptcies on your credit within the last two years.
* No foreclosures on your credit within the last four years.
* You do not need to be a first time Home Buyer.
With fifteen-years of experience in real estate, I am happy to say that this Federal program does work if you have the above qualifications. Do take advantage, ladies, while the government is still on board!

Also, just a reminder, if you are in escrow on your property by April 30, 2010 you will get the tax write-off credit as it has been extended.

Ladies, If you are planning on starting the home buying process this winter and during the holiday season, do not be put off. There are many individuals out there just like yourself who think that it’s a dead time for real estate. Wrong! You’d be surprised at how many homebuyers come out during this time of year.

The homebuyer tax credit has been extended into April 2010 and also includes home sellers this time. It may be an active December and January for real estate as many are trying to cash in on a huge incentive. You will not want to wait on your real estate needs until the very end as the home buying process and closing the sale does takes some time. Now is a great time to get started and cash in on the great housing deals in Southern California and beyond and that applies to leasing as well.
Many sellers and lessors think no one will want to see their home during the holiday season — this is incorrect. Serious homebuyers and renters are out and about and ready to finalize their search. Each property is different and, as a result, so is the seller/lessor.

Do not ever feel like you are inconveniencing anyone by viewing their home during the holidays, evenings or weekends. Remember this is real estate, their home is for sale or lease, and without buyers like you coming to see it there is no point listing the property for sale or lease. Most want to sell or lease now and will accommodate for showings. Do not feel like you are intruding while viewing a property at this time of year. It is, however, considerate to be selective in the properties you choose to view. This is the proper thing to do any time of year and most certainly during the holiday season. Your Realtor should assist you in prequalifying properties that meet your needs and expectations so as not to waste anyone’s time — especially yours.
Keep in mind that interiors and landscaping may not look their best during the winter season. Remain open minded, objective and Ladies have fun real estate shopping for your investment property, rental or dream home!!
